Terms and Conditions of Hire and Use

Before you make a booking with us please read our Terms and Conditions of Hire and Use which are listed below. They explain how to book with us, what we view as acceptable use and what we expect of you.

If there is anything you don’t understand, then please just ask, otherwise when you make a booking it will be deemed that you agree with and accept the Terms and Conditions of Hire and Use.


When you make an enquiry please let us know what date, or choice of dates you are interested in. We will then confirm the availability and the hire cost by email, usually within 4 working hours.

If its the first time you're booking with us, then we require the full hire cost in advance. For subsequent bookings a 50% deposit will guarantee your hire.

The deposit payment can be paid by Bank Transfer or cash. Any balance of the hire charge and any additional purchases are then payable when you arrive for your booking.

If you're unable to make your booking and you contact us at least 48 hours before your booking time, you can then re-use your deposit (or 50% if it's your first booking), to make another booking. After this point the deposit is forfeited. 

You must arrange a new date with us within one month of the cancellation date and the new hire should be within three months of the original date.

On the day of your booking, if you think you might be late please contact us by phone. We open the dungeon based on the bookings and if you don't arrive within 15 minutes of your planned start time you might find that we have left.

If you do not inform us of a potential late arrival we reserve the right to cancel your booking and no refunds will be given, nor can we pay costs, expenses or travel fares for this curtailment. This is to ensure we are able to offer the booked time to all of our customers, without exception. 

If in the extremely unlikely event we have to cancel a booking (for situations outside of our control), we will contact you as soon as possible and give you the option of a full refund of your deposit, or you can of course re-book.


TP Dungeon & studio is for adults only and if we have any concerns about a person’s age we reserve the right to refuse them admission. If the hirer or guests appear incapacitated, or we are made aware of behaviour that we consider is dangerous to persons or property, we reserve the right, without prior notice, to curtail your stay and ask that you leave the premises. No refunds will be given, nor can we pay costs, expenses or return travel fares for this curtailment.

The unit has a comprehensive fire detection and fire alarm system, together with portable fire extinguishers. You must not tamper with this equipment in any way. 

All areas inside the dungeon are no smoking and naked flames are NOT permitted; So no candles, wax, or fire play is allowed. Smoking is permitted in a public area outside of the building.

The unit is carpeted throughout so we do not permit watersports, scat or blood play.

If we find any lost property, we will make every reasonable effort to locate the owner. However, if it is not claimed within one month, we will dispose of it. We cannot be held responsible for any loss or damage to the hirer's belongings whilst they are using our facilities.

For Professional Hirer’s, it is the Hirer's responsibility to obtain and maintain at their own expense, appropriate insurance cover against third party or public liability risks, or loss however arising, in connection with the use of TP Dungeon and the equipment. 


It is the Hirer’s responsibility to keep TP Dungeon secure during the Agreed Hire Period. As the Hirer, you are responsible for all breakages, losses or damages caused to the dungeon or Equipment during it's use. 

The use of the Equipment supplied by TP Dungeon by the Hirer and their guests is entirely at the risk of the Hirer.  To ensure peace of mind we will check the dungeon and Equipment in your presence both on arrival and on your departure. If you have any concerns regarding the condition of any items you should inform us at the time.

We provide professional grade cleaning products, including a virucidal spray for your use prior to departure so that the equipment is presented back to us as you found it on your arrival. 

To help us keep the dungeon in good condition, only water based personal lubricant products are permitted.
